Consulting with your Sales Consultant during lot selection is key during building a new home. They can assist in ensuring that the lot conditions are conducive to your desired features, such as a walkout basement, and the chosen model of your dream for your new construction home.
When you purchase a new home, rest assured that it comes with a set of standard features included in the pricing. These features provide the foundation for comfortable living. Any enhancement of personalized design choices beyond these standards can be discussed and
determined at a later stage. This flexibility ensures that your new construction home not only meets your needs but also reflects your unique style and preferences.
Once you select the model and homesite, you will be asked to sign an offer to purchase which will signal the builder to prepare the contract. The contract is then sent to your attorney for review. If both parties reach an agreement and the terms align, you can proceed to submit the required down payment to initiate the home construction process.
After the buyer signs the contract, the Seller will follow suit, completing the process of signing the agreement. Once both parties have signed, we will have a fully executed contract ready to be sent to your preferred lender, taking one step closer to realizing your new home.
After the contracts are fully executed, the builder will apply for a building permit to the appropriate township. Once the permit is received, it is the signal to commence the actual construction of your new home.
At this point, your lender will order an appraisal of your property which will determine the value of the property. This is a two-step (two-appointment) process. In the initial step, the value of
your property is determined using builder plans, spec sheets, and more. Once the house is complete, a second appraisal is conducted before closing, ensuring a final inspection to confirm that the house is fully finished and meets all specifications.
Framing of the house begins, forming the structure and layout. The roofing structure is installed to protect the home’s interior from the elements. After the completion of framing, the construction process moves into the next phase. Plumbing, electrical, and HVAC systems are installed (also known as the rough-in stage) to provide utilities. Following this, insulation and sheetrock are then installed creating the framework for interior comfort and energy efficiency. The home’s finishes, including flooring, cabinetry, countertops, and interior fixtures are then installed.
When your home is completed, this marks the time to consider a home inspection. This thorough examination allows you to ensure that every aspect of your home has been executed. Seizing this opportunity allows you to address any potential concerns before finalizing the purchase, providing peace of mind as you step into a new chapter of home ownership.
Once your home reaches completion, the Builder obtains the Certificate of Occupancy (CO), a crucial milestone. This certificate is then forwarded to your attorney, signaling that the closing can be scheduled.
Prepare for an exciting day of closing on your new build home! First, a final walk-through will be scheduled to ensure that any outstanding items (referred to as the punch list) are addressed. This walkthrough is scheduled usually the day before or the day of the closing. At the closing, you’ll receive your keys, officially marking the moment you become the proud owner of your new, beautiful, just build, NEW HOME! 🎉
